2. Home Appraiser
This real estate expert takes into account several factors including a comparison of the home with similar ones in the area that have recently sold, the cost of the home, and the income potential of the home before presenting the lender with a price for the property

3. Home Inspector
A home inspector looks at major aspects of a home such as its electrical wiring, plumbing, heating/cooling, as well as the roof, walls, floors, windows, and doors.

4. Insurance Agent
This person can ensure you have sufficient coverage for both common and not-so-common mishaps. If you’re a landlord, an insurance agent can make sure your policy covers things like problematic tenants as well.

5. Loan Officer
This real estate professional gathers personal information from you such as your income, your employment status, and other qualifying information to determine whether you have the ability to pay back a loan.

1. Go Into Your Home Search Knowing What You Want And Don’t Want
For instance, how far is too far of a commute to work? How many bedrooms do you want? Does the home need a big backyard?

2. Think About Resale Value
For example, if the home has been on the market for a long time, it’s possible the asking price is too high.

3. Educate Yourself On The Local Data
Compare the asking price to this data to make sure it’s in line with the other local properties so you can make a fair offer and hopefully avoid a bidding war.

4. Be Smart With Your Offer Terms
Be smart about the terms of your offer when possible to protect your own interests.

5. Ask For Concessions
It’s possible the seller will opt to make the repairs himself, but if not, will likely give you the money if he’s serious about selling the property.

6. Don’t Be Afraid To Negotiate
Stand up for yourself and negotiate for what you think is fair.

Renting comes with several benefits, one of which is the fact that you usually don’t have to fix anything yourself. However, there are some instances where it might just be easier to do it yourself rather than wait for a repairman.

Here are several things you can probably fix yourself, even if you rent.

1. Inefficient heat/air
Clean/replace the filter, install insulation around ductwork and avoid adjusting the thermostat up or down drastically.

2. Old caulking
If you notice the caulking in your apartment bathroom is yellowed or grimy-looking, you can purchase the supplies you need to replace it fairly cheap

3. Holes in the walls
You’ll need to call in a repairman or two to fix any underlying issues as well as repair the drywall.

4. A plugged toilet
Most plugged toilets require a simple plunger, but if that fails to work, a plumbing snake should do the trick.

5. Squeaky floors
You can stop squeaks from happening by sprinkling baby powder on the floor making the offending noise.

1. Red Wine


Blot up as much of the wine as possible. Use a paper towel or a clean, soft cloth to blot up any excess that hasn’t absorbed into the carpet fibers. Do not rub or scrub the stain!

2. Grass

Spray the stained area liberally with stain remover or apply laundry detergent directly to the stain. Rub the cloth together to work in the detergent. Wash the garment normally.

3. Grease

Wet the grease stain with cool water. Apply a grease-fighting dish soap like Dawn to the stain and gently rub it to loosen the grease. Rinse and repeat until you’ve removed all the surface grease.

4. Blood

Soak the garment in cold water. Use your fingers to gently rub the spot as it soaks. Depending on the amount of blood, you may need to change the water periodically as the blood comes out of the fabric and the water turns pink.

5. Perspiration

Invest in a good prewash stain remover. Apply it as directed, and let it sit for several minutes before washing.

Is buying a For Sale By Owner (FSBO) home different than buying a home listed with a real estate agent? Is the process easier or harder?


3 THINGS YOU CAN EXPECT WHEN YOU BUY A FOR SALE BY OWNER HOME

1. THE SELLER WILL WORK WITH YOUR AGENT
A majority of sellers know you’ve worked with your agent closely for weeks (months?) before coming across their FSBO home and will gladly compensate your agent as any other seller would do.

2. BE PREPARED TO MEET THE OWNERS FACE-TO-FACE
The biggest difference between an FSBO home and one listed by an agent is that you’ll get to meet the owners face-to-face rather than meet with an agent when looking at the home.

3. FSBO SELLERS MUST STILL ABIDE BY THE LAW
As with any other home sale, there are laws the FSBO sellers must abide by. If the law says a seller has to inspect the home, make repairs, or disclose any problems, then the FSBO seller must oblige.
